Please take a moment to review the important information below that addresses the most common questions we receive about moving into off campus apartments near Clemson University. Resident & Parent FAQs
1) Question: When Is Move-In Day? Can I Move-In Early?
Answer: Official move-in day is scheduled for Thursday, August 15, 2019. We will not have apartments ready before this date. Please don’t call asking for an early move-in, or for early drop-off items, as we can’t accommodate these requests during a two-week period during which we have hundreds of students moving in and out. Honestly, if we appear unresponsive between August 1-15. it’s not that we don’t care, it’s because we just can’t keep up with the demand. If it’s an emergency, we are reachable through our answering service. During this time, we will be open during regular hours (see below), and we offer extended hours both on Saturday, August 17, 2019, and Saturday, August 24, 2019, closing at 5 p.m.
2) Question: Where Do I Go For Move-In?
Answer: Our Clubhouse is located at 205 Tiliwa Court, Central, SC, 29630. Go through the main lobby, onto the pool deck, and head to “The Hang Out” — our resident activity center located next to the Lazy River.
3) Question: Do I Need To Schedule My Move-In?
Answer: You can move in during regular business hours starting at 10 a.m. on Thursday, August 15, 2019, without an appointment. Remember, we are closed the following day. Be aware that Thursday, August 15, 2019, and Saturday August 17, 2019, will likely comprise the highest demand.
If you pay rent before August 5, this will simplify and speed-up the move-in process a great deal, because the payment station is always where delays and back-ups occur. We are confident that those residents moving in who are on the “paid-in-full” list by August 5, 2019, even on the busy dates, can get their keys within 30 minutes of arrival. We will do our best to move the other line along as quickly as possible!
The following items must have been taken care of before move-in day:
- First Month’s Installment Payment. Installment payment for August is due on August 1, 2019, and must be paid before moving in.
- Community Fee. This fee covers registering residents into the management and security systems, keys, key fobs, and garage remotes. This is a one-time fee, not recharged upon any lease renewals.
- Resident ID. Your ID is needed at move-in.
- Completed Guarantor Form. Your completed guarantor form is required for move-in.
4) Question: Where Can I Find Out What My Charges Are & How To Pay Them?
Answer: You will receive an email on August 1, 2019, that invites you to join The Ridge Clemson resident portal. Once joined, you will have the ability to log into your account and to see your balance-due account details including all charges and payments, and to make monthly payments through a third-party vendor (Onesite). These payments post instantly against your account. After moving in, the portal will also enable you to communicate with other residents and submit or track a maintenance work order. We maintain the portal as a “PG-rated” forum, so it’s OK to give your log-in info to your parents if they make your installment payments each month!
5) Question: What Do We Do About Electric Services? Do I Have To Put My Name On The Account & Pay A Security Deposit?
Answer: All homes have their own meter. Therefore, you and your roommates have the option of registering for your own electric service from Blue Ridge Electric Cooperative. However, Blue Ridge Electric Cooperative requires that the service be held in only one person’s name and that individual will have to divide the bill and collect the balance from the other roommates each month. Blue Ridge Electric will require a security deposit for the service based on the credit of the person on the account. If you choose this option, you must provide proof of service on/before move-in day. Alternatively, the default option, if you don’t sign up with Blue Ridge Electric, is The Ridge Clemson Bill Back Service. This means that The Ridge Clemson will keep the electric service in its name, cover any necessary deposits, assume the credit/loss risk, and divide each month’s bill equally and assess the amount to each bedroom (a copy of the bill and splits is available monthly). So no resident has to put the service in their name, and no one will be charged for a security deposit. There will be a monthly processing fee of $6 charged per bedroom for this convenience, should you elect to use it.

6) Question: What About Other Utilities?
Answer: Trash disposal, pest control, cable TV, and high-speed Internet are INCLUDED in your rent and do not have to be set-up in your name, nor will you be billed for them. Your water & sewer usage is metered per-unit and will be billed back to you each month based on actual usage.
7) Question: Are The Apartments Fully Furnished?
Answer: Yes. All rooms are fully furnished. If you specifically do not require some or all the pieces, we need to know that by July 25, 2019, in order to best accommodate your wishes during the move-in period.
8) Question: Can I Decorate My Apartment?
Answer: You are allowed to hang decorations, pictures, curtains, and other types of wall art. However, we recommend you use “Command Strips” or similar products that are used for hanging items without damaging wall surfaces. Otherwise you will be charged at move-out for any resulting damages.
9) Question: Where Can I Park? Is Guest Parking Available?
Answer: There are two spaces in each garage and two spaces in front of the garage for each unit. For the two-bedroom apartments, the spaces are designated as such and you will receive a pass allowing you to use these spaces. Townhome residents must not use spaces designated for the two-bedroom apartments. There is a limited number of guest parking spaces available on site — these spaces are not numbered. These spaces are limited to a 12-hour usage and moving the vehicle from one space to another doesn’t restart the clock!
10) Question: What Are Pool Hours?
Answer: Per county ordinance, the pool hours will be from 10 a.m. to 10 p.m. The pool will be open each day of the week, weather permitting.
11) Question: What If I Decide To Bring My Pet?
Answer: Pets are allowed at The Ridge Clemson. We do NOT charge monthly pet rent or a deposit, but we do require a one-time, non-refundable fee of $300 upon pet move-in. You will also need to register your pet and complete a pet housing contract in the office upon move-in. Please note that “nuisance” pets are subject to eviction. Also, if an unregistered pet is found living at the property, the normal $300 fee will be charged along with penalties outlined on your housing contract for non-registration.
12) Question: Where Do We Put trash?
Answer: There are two dumpsters located behind the gym that you can use for trash at any time. Each townhome is also provided with a trash container. We empty these on Monday, Wednesday, and Friday mornings. Please do not leave any loose trash outside of the containers. This service is free-of-charge, but if you lose or damage your container, you will be charged a $100 replacement fee.
13) Question: What Work Is Done To The Apartments Before Move-In Day?
Answer: All houses and apartments are thoroughly cleaned. Bedrooms and common areas are completely repainted every three years. Every summer we check or replace the smoke-detector batteries, door-lock batteries, and we service the air conditioner/furnace. Additionally, we repair and paint any damaged drywall and repaint or touch-up any areas in the common area that need it. Any bedrooms in which there was smoking are entirely repainted. Your home may show paint smudges or push pin marks. If you want a freshly and entirely repainted apartment, we’re happy to do that work, but you need to let us know prior to July 25, 2019. If you choose this option, or if you smoke in the home, we will bill you at move-out for the cost of restoring it to the original move-in condition.
14) Question: What Are The Property Management Office Hours?
Answer: The following comprises our property management office hours:
Monday-Friday: 10 a.m. - 6 p.m.
Saturday: 11 a.m. - 4 p.m.
15) Question: What Kind Of Access-Control Devices (Unit Keys, Garage-Door Openers & Property Fobs) Will Be Provided?
Answer: All keys and key fobs will be personally and individually released to you at move-in. You can authorize us by e-mail to release your key to somebody else if this is more convenient. Each resident will receive the following at move-in:
- Townhome entry door keypad code
- Amenity key-fob
- Bedroom/storage closet key (not shared with your roommates)
- Your postal address
- Internet network ID and login password
- Parking decal
Additionally, each townhome will be given two garage-door openers to share among roommates. Extra or replacement garage door openers are $40 each, which includes programming. There is a $10 fee for replacement of lost keys and a $25 fee for replacement of a lost key fob. We will send another update and a resident handbook shortly before move-in time.
